Madhya Pradesh Property Registration
Registration of property in India is mandatory as per the provisions of Indian Registration Act, 1908. The transfer of immovable property has to be registered to obtain the rights of the property on the execution date of the deed. The Department of Registration and Stamp is liable for property registration in the State of Madhya Pradesh. As per Section 25 of the Registration Act, 1908, all documents required for registering the deed has to be submitted within four months from the date of property registration to the concerned Registrar officer. In case of any violations on above, a fine amounting to 10 times of the amount of property registration fee has to be remitted in such case of property registration.Purpose of Property Registration
The purpose of registering the property are as follows:- To provide a guarantee of the genuineness of the document.
- To afford publicity for transactions.
- To ensure prevention of frauds, conservation of evidence, the transfer of title to the owner.
- To maintain an up to day public record by registering a property.
- To afford the facility of determining whether the property has already been sold.
- To provide security of title deeds and to prove titles in case the original deeds are lost or destroyed.
Documents Required
Furnish the following documents along with the application form to register a property in the state of Madhya Pradesh.- PAN card or adequately filled Form 60 together with identity proof & residence proof of the parties.
- Identity proof such as Aadhar card/voter card/PAN card/passport/driving licence etc. of the participants.
- Principal document(s) when the present report is supplementary to such primary documents.
- Passport size photographs of the parties.
- Details of stamp duty and registration payment fee.

To register a property in Madhya Pradesh, follow the steps below:User Registration
Step 1: Please visit the e-Panjiyan portal of Registration and stamp department. Step 2: Click on “Login” option, which is on the homepage of the portal. Step 3: The user has to enter the valid email ID and password and click on the "Login" button. Step 6: After registering, the user has to select " Initiation Registration Application" option from the Registration Process. Step 9: User needs to enter the Consideration Amount (Value of the property assessed by the user) for calculation of the duty. Also, the user needs to check the relevant checkboxes below, if applicable based on deed/instrument selection. Step 10: If the user has already done Property Valuation in the current financial year and has a valuation ID, then the user needs to select the Yes or No button. Step 11: On clicking the Yes button, enter the ID number and click on the Validate button to validate the ID and then the relevant property details will appear post validation and click on "Next" button to proceed. Step 12: Click on the District button and select the mandatory fields from the drop-down list.- Select the relevant tehsil of the district.
- Select the Area type, Rural or Urban.
- Select Sub Area type of the tehsils.
- Select the Ward / Patwari Halka from the sub-area type already selected.
- Select the Village / Colony under the Ward selected.
- Select the property type from Plot / Building / Agriculture Land.
- Vikas Khand, Revenue Inspector Circle, Nazool / Sheet No. etc.
- Khasra details with Khasra Area, Lagaan, RIN Pustika Details etc.
Payment Generation
Step 1: The user redirects to Madhya Pradesh Treasury site after completion of the above application process and then has to click on the "Ok" button. Step 3: Click On the payment button and then continue and press "Next" button. Step 4: Upon successful payment, the system generates E Stamp code and registration initiation ID to the user.Slot Booking
The Slot Booking shall be enabled for all mandatory document registration. User shall be able to book a time slot for a visiting any Sub Registrar Office (SRO) in the state. Follow the steps below mentioned to book a slot. Step 1: Click on "User slot booking" option from the Slot booking menu. [caption id="attachment_61492" align="aligncenter" width="630"] Madhya-Pradesh-Property-Registration-Slot-Booking Step 2: Enter the E-Registration Number and click on the Submit button. Step 3: Select the relevant details about the District, Tehsil and Registration Office from the drop-down options and click on the calendar icon to select the preferred date. Step 4: To view the available slots, click on the Show Available Slot button. Step 5: Slots on the selected date displays along with the list of Sub Registrar available for that slot. Step 6: Select a slot of a Sub Registrar and click on the "Submit" button. Step 7: Now, the slot is booked successfully and click on the "Ok" button. Note: Submit the printed slip for registration along with the document as mentioned earlier to the Sub Registrar Office on the specified date and time of your booked appointment slot. After verification of your documents submitted the applicant has to apply for Municipal Authority seeking mutation of the title of the property.Popular Post
