Property valuation certificate is a legal document which certifies the details of the entry in the Register of Land Values. Property valuation helps to determine the fair market value of a property at the time of property sale or purchase. The value of the property estimated varies from state to state. In this article, we have a look at the procedure for obtaining Maharashtra property valuation certificate in detail.
Importance of Property Valuation Certificate
Property valuation certificate is obtained for the following purpose.
- Property valuation certificate includes the property information like property size of the land and building, Property value, details on the construction.
- Property valuation Certificate is also used as collateral for the educational loan from the Bank.
- Property Valuation certificate is required for purposes of income and wealth tax for submitting annual returns in the Income Tax department.

- Aadhaar Card
- Proof of Land Tax
- Copy of Encumbrance certificate
- Proof of ownership of property
- Voters ID
Applicable Fee
The applicant does not need to remit an application fee for applying for a property valuation certificate in Maharashtra.
Online Application Procedure for Property Valuation
Procedures to be followed for obtaining property valuation certificate is specified below:
Visit Official Portal
Step 1: Please visit the official portal of Registration and stamp department.
Select e-ASR(rate)
Step 2: Select the link eASR(Rate) from the list of option which is visible on the homepage of the portal.
Select the District
Step 3: The map will be displayed on the screen. Select the district to view the rate.
View Respective District
Step 4: After the selection of the district following screen will be displayed.
Taluka Selection
Step 5: The current year is displayed at left corner. Select the district which is shown in the drop-down list and now select Taluka from the list. After selecting taluka, select the village.
Search by Location
Step 6: On village selection, location wise rates are displayed in the grid. Rates are displayed along with the unit.
Step 7: Upon clicking link called “Survey No” from the grid the survey numbers in corresponding location/zone are displayed as follows.

Step 8: Then the list of survey numbers will be displayed on the current screen.
Search by survey number
Step 9: To avail Search by survey number select the radio button “Survey No” against the “Search By” label.
Step 10: Enter the survey number and click “Search” button.
The rate of Particular Survey Number
Step 11: The rate for that particular survey number will be displayed for Urban Area.
Influence Area
Step 12: Select taluka then village from the dropdown and then select the location from the drop-down.
Location Selection
Step 13: Now, select the location from the drop-down list.
Location wise rates
Step 14: Then the location wise rates will be displayed. The rates for all sub-locations in the selected location are displayed in the grid. To view a list of survey numbers in each sub-location select the link “Survey No”.

Step 15: To search if the particular survey number exists in the list, enter the survey number and click on the “Search” button.

Step 16: Enter the survey number in the textbox and then click on the “Search” button.

Step 17: The message will be displayed if the survey number is available or not.

Step 18: Select the radio button “Survey No” against ‘Search By’.

Step 19: For Influence Area enter survey number and click “Search” button and the rate will be displayed in the grid.
Step 20: For Rural Area select taluka then select village from the dropdown list.
Vibhag rates
Step 21: The Vibhag Number in which that village comes will be displayed automatically, and rates are also displayed in the table according to different types and range of assessment.
